If you are purchasing a property and obtaining a mortgage we will ensure that you are fully informed as to the terms of finance and we further ensure that finance is in place to coincide with the close of the sale. We advise our clients to obtain the services of an engineer prior to signing contracts to ensure that they are fully aware of all matters pertaining to the structure and condition of the property. We also liaise with your engineer on your behalf. We endeavor to provide clear and detailed advice regarding the conditions of sale and the obligations of both the vendor and purchaser. Once a purchase is complete we ensure that your stamp duty is paid that same day. We further guarantee that the transaction is submitted to the Registry of Deeds/Land Registry without delay.

If you are selling a property we understand the need to avoid delays. Once we receive instruction to proceed we immediately obtain title deeds to your property and ensure that contracts of sale are issued as soon as possible. We can advise you with regard to every aspect of the sale of your property and we will work quickly and efficiently to get the job done.

We can further provide advice if you are buying or selling a site, agricultural land, or farm.

Our clients are kept fully informed from start to completion and a solicitor will always be available to answer queries and discuss any aspect of the transaction throughout. Clients are also made fully aware of all professional fees and charges in advance of the transaction. Land Registry charges are set by the property registration authority and can be viewed at www.landregistry.ie.

We also offer advice and act with regard to all ancillary matters pertaining to property such as planning matters, boundary disputes, landlord & tenant disputes and ejectment proceedings.


We have a standard fee for a purchase but our fee is also dependent on the value of the property and the complexity of the title issues arising.

The purchase can usually be completed within four to six weeks unless there is some unforeseen complication.

Purchaser pays booking deposit to auctioneer; on receipt of contracts from vendor’s solicitor purchaser’s engineer inspects property and map and purchaser’s solicitor raises any relevant pre-contract enquiries; purchaser signs contracts and pays balance deposit; purchaser agrees a closing date with vendor; vendor signs contracts and returns one copy to purchaser’s solicitor; draw down mortgage funds from bank; transfer purchase monies to vendor’s solicitor in exchange for keys.

Yes, usually but there may be some complications caused by e.g. a mapping error, a required right-of-way, drainage issues, subsidence; matters highlighted by purchaser’s engineer’s report; septic tank; planning matters; extensions to the property.

Once the purchaser’s solicitor receives the contracts and map from the vendor’s solicitor

Usually within a week or sooner once purchaser has life insurance and home insurance in place.
